Furnished Double En-suite available in Leith

Hello!

I'm looking for a quiet and clean housemate to take over from my roommate who's moving out on October 30th. The room is a furnished double en-suite and the flat itself is newly refurbished and located in Leith. The flat includes a dishwasher, double glazing and there are two bathrooms so we each have our own.

Not suitable for anyone who works nights or prefers busier and more energetic environments as I prefer a quiet flat, though noise during the daytime is fine. It would best suit a young working professional. Postgraduate students can appy but must be willing to contribute to the council tax. I'm pretty social and enjoy a roommate who I can be friends with but at the same time I value alone time so I'm pretty happy with any roommate dynamic. I'm gay so other LGBT people are preferred but anyone is welcome to apply. No couples, no pets and no short-term lets.

Rent is 712.5 a month bills not included. Wifi, electricity and council tax usually come out to about £100 - 150 a month each. Deposit 812.5. Council tax band D. The agency (ESPC lettings) requires references for the application and may require a UK guarantor if you do not meet affordability requirements.
