Looking for a responsible, friendly flatmate to join a bright and spacious two-bedroom flat in Balmwell Grove, South Edinburgh.

The available room is a generous double bedroom and will be completely emptied, giving you the freedom to furnish and decorate it however you like. If preferred, there is the option to keep the current tenant’s wardrobe and two chests of drawers for £100.

The flat itself is officially unfurnished, however furniture belonging to the current tenants in the shared areas is available for you to use.

The flat is on the first floor. There’s a large, bright living room, a well-equipped kitchen with plenty of storage, and a spacious private assigned back garden. The area is quiet and residential, with good transport links into the city centre and convenient local amenities.

About me:
I’m a working professional who is quiet and easy-going. I value a clean and tidy home, so I make sure to keep the communal areas tidy and organised. In my free time, I respect personal space but am always up for a friendly chat or catching up over a tea/coffee/meal. Looking for someone who is equally considerate and clean to share a comfortable home!

Rent & Bills:
Current rent is £625 per person per month. Council tax and necessary household expenses come to roughly £140 per person. All expenses are shared equally between the two tenants and may be subject to change depending on usage, as well as decisions by the landlord or service providers.

The tenancy is professionally managed through property agency, so the new tenant will need to go through their standard checks and pay deposit. The tenancy process will be handled through the agency.
