Description
Hello there! My name is Bea, and I'm looking for a lodger for my lovely 2-bed flat in Leith, as my current lodger (and friend!) Neisha is moving out to be closer to work.
I am looking for a full-time professional (no students for Council Tax reasons) of a similar age (29-39) who is clean and tidy (if you don't wipe the hob after cooking, leave dirty plates in the kitchen sink or do not remove your hair from the shower drain, this flat won't be the right fit!). Whilst friends/partners are welcome to visit, this is not a party flat. No smoking or pets allowed, and couples will not be considered. Ideally, I am looking for someone to move in around 15th November, though there is some flexibility, and stay long term (at least 1 year).
The flat has a big living room, a small dining kitchen with a clothes pulley and chalk board, a bathroom with a shower over the bath, and three storage cupboards. The living room and bedrooms were re-carpeted and re-painted in July. The room is a big double with a king size bed, a large built-in wardrobe, two bedside tables, a chest of drawers, a desk and computer chair and two hanging shelves. The black shelving unit belongs to Neisha and she will be taking it with her. Please note that I work from the living room on weekdays (9am-5pm), but you would be welcome to work from the desk in the room if you have a remote or hybrid role.
Rent is £625 (no bills included). Currently, monthly bills are as follows: electricity and gas is £39.04 each (though there may be some seasonal change), broadband is £20.25 each (I plan to get a cheaper contract from January 2027), and council tax (Band D) is £94.93 each until March 27. This adds up to approximately £780. If you are offered the room, you will need to undergo a reference and financial check through Vorensys.
The flat has a great location and would be ideal for anyone who likes walking or having access to good public transport links. You can walk to the Scottish Parliament or St James Quarter in 15 minutes, and Edinburgh Waverley in 20 minutes. Lidl is a 3-minute walk from the flat, and Meadowbank Shopping Centre, which has a big Sainsbury's, is a 10-minute walk. Buses 1 and 35 stop by the flat, with many more available from Abbeyhill/Leith Walk, and you can also walk to the McDonald Road tram stop in 10 minutes. There is private allocated parking which you would be welcome to use, as I don't have a car.
I'm 34, originally from Spain (though I've lived in the UK for 12 years now!) and work remotely as a senior commisioning editor for an educational publisher. I enjoy reading, swimming, going to the cinema, learning languages (I'm currently learning Italian!), cooking and going for walks in nature. I'm friendly and respectful, and I'm looking for a like-minded lodger who wants to enjoy a peaceful home environment, and is open to spending some time together and potentially becoming friends.
If you are interested in the room, please get in touch and tell me a little about yourself, including your age and your full-time employment. Please note that I will only consider applications from full-time professionals (no students).
Looking forward to hearing from you! 😊
