# Double Room with Private Bathroom, Balcony & Stunning Views

A comfortable double bedroom available in a recently renovated top-floor flat, with beautiful views of Arthur’s Seat and Calton Hill.

The room is available from **11 or 12 November until 27 December 2026**. Ideally, I’m looking for someone who would like to stay for most or all of this period, although shorter stays are also welcome.

**The room**

The room has a double bed with a new mattress and its own private bathroom, located just across the hall.

**The flat**

The flat is bright and recently renovated, with a spacious, south-facing, double-height living room and a large balcony. The views of Arthur’s Seat and Calton Hill make it a lovely space to relax and enjoy Edinburgh.

Free parking is available both above ground and in the underground car park.

**The location**

The flat is conveniently located around five minutes’ walk from supermarkets and the nearest bus stop, and just three minutes from the nearest park.

**A little about me**

I’m Dave, 38, and I own the flat. I enjoy travelling, music, socialising, reading, science, meditation and exercise.

I’m looking for someone considerate and respectful who will enjoy the flat and treat it as a home. It would be great if we have some common ground, please let me know about yourself and your interests in your response.

- **Rent:** £700 per month, plus bills
- **Bills:** Approximately £200 per month for the room occupant. Council tax band D.
- **Parking:** Free above-ground and underground parking
- **Available:** 11 or 12 November to 27 December 2026
- **Length of stay:** Ideally most or all of the available period, but shorter stays considered
