I have a lovely double bedroom available in a three-bedroom home just off Ferry Road, Edinburgh (EH5).

Rent is £700 per month, all-inclusive, covering Council Tax, gas, electricity, water and 1 Gig broadband.

Location & Transport

The house is in a really convenient location, with a local Scotmid and minimarket just 2 minutes away, a GP surgery about 10 minutes away, and a big-ass Morrisons with all sorts of stuff just a 10-minute walk from home!

There are tons of buses going in and out of the city, including the 19, 14 and 8, all stopping just 2 minutes from the house. It's roughly 20 minutes to the city centre by bus, with plenty of additional routes available along Ferry Road.

The House & Garden -

The house has on-street parking, two front gardens and a lovely big back garden!

One of my favourite features is the spacious outdoor decking area, complete with comfortable seating, a hammock, BBQ facilities and plenty of space for relaxing, entertaining friends or enjoying the occasional Scottish summer when it decides to make an appearance!

The living room is bright, cosy and full of character, with comfortable sofas, books, board games and direct access to the back garden. It's a proper shared living space, not just somewhere to pass through on your way to the kitchen.

The Bedroom -

The room itself is a furnished double bedroom with lovely dark teal walls, natural light and plenty of space to make it your own.

It currently comes with two desks, an office chair, a BIG wardrobe with space for longer articles of clothing, and a bedside cabinet.

It's a comfortable space whether you're working from home, studying or simply looking for somewhere to relax.

The Most Important Residents! 🐈🐈🐕

The house also comes with three very affectionate furry residents!

We have two beautiful kattos: Loki (6) and Leo (3), who are among the cuddliest creatures on the planet.

And then there's Lucian, our eight-month-old Golden Retriever "puppy", who is an enormous bundle of affection and enthusiasm!

It's genuinely important to me that whoever moves in loves animals and enjoys their company. They're a huge part of my life and the household, so I'm looking for someone who'll be happy sharing their home with them rather than simply tolerating their existence.

They will, naturally, consider you part of the family once you've passed their rigorous inspection process.

A Little About Me -

My name is Elyas, I'm originally Greek, and I work in marketing, primarily from home.

I love travelling, Argentine Tango, board games and generally having a good conversation over a drink or a meal.

I'm looking for someone friendly, considerate and comfortable living in a relaxed, sociable household. Everyone should feel at home, have their own space and privacy, and be able to enjoy the shared areas too.

The room is available from the beginning of November, although I can be flexible depending on your moving requirements.
