A modern two bed flat available just off Leith Walk near the playhouse. One minute walk from the main street, allowing the noise from the main street not to be heard from the flat. Flat is fully furnished.
Bedroom 1 is an ensuite and contains a double bed, large inbuilt wardrobes with further storage furnishings.
Bedroom 2, whilst not an en-suited room it has sole access to a large bathroom directly opposite the bedroom door (bath/shower washbasin and toilet). The bedrooms have their own individual lock.
The large living room has french windows opening onto a small balcony, from which the top of Edinburgh castle can be seen.
The dining area is part of the open plan living area. There is a spacious kitchen with all facilities provided inclusive even of crockery and utensils so there’s no need to bring any extras.
There is a walk in storage cupboard available to everyone to use. In here there is the access to the attic, providing further storage space. All rooms a connect via a hallway.
All bills are included within the rent - council tax, gas, electric, water and WiFi. The flat is on the top floor (3rd), this keeps the heating bills low, as heat is received from flats beneath.
No parking permits can be supplied by myself as I would require a known length of stay and number plate. However, parking permits can be purchased from local council ranging from £3 - £20 depending on CO2 emissions. Please ask me for further guidance if this is required.

The are 2 local supermarkets (Tesco’s and Cooperative) 1 minute walk away, immediately outside the flat.
The flat is a 4 minute walk from the bus stop which is the cheapest and best way to travel around the city.
The nearest tram line (York place) is a 7 minute walk. This is the most easterly tram station. The tram travels west through the heart of the city and finishes at Edinburgh Airport. It takes 35 minutes from one end to the other and has 16 stops in total.
The flat is a 12 minute walk from the Waverley Train Station.
Edinburgh castle is a 20 minute walk from the flat.
The University of Edinburgh is a 25 minute walk.
Haymarket station is 11 minutes via tram (4 stops) or 14 minutes via bus.
Edinburgh Zoo is 22 minutes via public transport (bus).
Edinburgh airport is 35 minutes via public transport (airline bus or tram).
For unlimited travel a day ticket for both all tram and buses included cost £4 a day. Or £53 for a monthly ticket, £42 for students.
