Furnished Double Rooms: All Bills/Tax Included

One room is available for August, or longer if required. The house is a short 20 min walk from the heart of the fringe and a quiet place to escape it for some downtime in our peaceful private garden. Longer lets are considered, so please get in touch. Please provide as much information as you can about yourself and the nature of your stay in Edinburgh to help this process. Two double rooms are available for single occupancy. Both are newly decorated and carpeted. Rooms are furnished with wardrobe space, drawer space, double bed and a desk. There is a shared (newly renovated) bathroom with a shower, rain shower and bath, a well equipped kitchen and very cosy conservatory living space. The house is at the end of a terrace and has a large private garden with with greenhouse and free parking available on the street. The price is inclusive of all bills (including new fast wifi) and council tax.

The House is located next to the University of Edinburgh's King's Buildings, is a 20 minute walk from the meadows and is well connected by 24, 9, 42 and 38 bus routes nearest with more major routes at the nearby Cameron Toll shopping centre. Just over the road is Blackford Hill, and one of my favourite things about the location here is that it takes under 15 minutes to reach the top of the hill from leaving the front door!

I'm self employed, creative, easy going and independent. I enjoy good, friendly company and am looking forward to sharing my home with new housemates. I try to keep communal spaces clean and tidy, what you do with your own room is up to you!

Smokers are welcome if they agree to only smoke outside. I'm a registered Landlord with up-to-date Gas Safety Certificates etc.. LGBTQ+ friendly.

Conservatory now with big screen projector and upgraded hifi capabilities! ...plus gorgeous neighbourhood cats, foxes toads and birds who share the garden with us!
