LOCATION
The SHORE is Edinburgh’s historic, vibrant and fashionable waterfront. It's wide range of eating and drinking venues have expanded even since 'Time Out' described the Shore as the '4th coolest neighbourhood in the world' (2020).

The apartment is in a safe and iconic residential block at the very heart of the Shore. There is no through traffic and the street and area are entirely quiet. Street parking is metered ( but secure parking may be negotiated)..

The apartment is 100 yards from the tram stop 'Port of Leith' but does not get any tram noise. There is a tram every 6 minutes. It is 15 minutes to the city centre and 50 minutes to Edinburgh airport. There are excellent local bus and airport bus links.

THE APARTMENT & the SHORE
The apartment looks out on to the Malmaison Hotel and the waterside 'Shore' It is 2-4 minutes walk away from a variety of attractive pubs, eating places and food stores to suit all pockets.. For example, ALDI, Tesco & Sainsbury supermarkets; and waterside bistros, resaturants, wine bars, cafes, bars and bunkers such as 'Browns of Leith'; 'Fishers', 'Ship on the Shore', 'Martin Wishart and Chez Bernard. The popular Saturday outdoor food and craft market; the Customs Lane art centre and the renowned waterside pub 'Teuchters Landing' are all just 5 minutes walk away. Ocean Terminal, which includes a bus centre, a Pure Gym; and a Vue Cinema are 8 minutes walk away, as is entry to the 13- mile river walk and cycle path along the Water of 'Leith'. The Scottish Government Offices; film and art studios and a variety of small enterprises are situated nearby.

THE APARTMENT INTERIOR
It is a light and airy apartment in a secure modern building, with video entry system and a lift. The building is professionally maintained and serviced weekly.

The apartment has Wi-fi, CH and double glazing. The communal areas are professionally cleaned fortnightly. The room for rent is a good sized double bedroom overlooking a waterside 'basin'. It has 2 mirrored built-in wardrobes, a comfortable double bed, bedside drawers, a 3-drawer desk, easy chair, & bookshelves. Bedclothes, towels & tea making facilities are supplied.

The occupant has sole use of the adjacent bathroom, with bath /shower & mirrored cabinets. (The live-in landlord has her own bedroom & bathroom).

The fully equipped klitchen includes a dishwasher, induction cooker and microwave. There is a full complement of dishes and cooking utensils. The pleasant living room and balcony look onto the Shore's main square and Malmaison hotel courtyard, pubs, restaurants and floating hotels.

The apartment 's female owner and live-in landlady is a retired health professional & academic. Non smoking and well travelled. Attuned to young people's interests and lifestyle.

She employs a fortnightly cleaner but also attends to general upkeep. Lodgers are expected to keep their rooms and the kitchen clean & tidy; to respect personal space/property & to keep sociable hours. People who snore should not apply.

The accommodation is for a single female who does not work from home. Could best suit someone working in Leith or the city, or attending a course.

Video or personal viewing can be arranged from 1 November.

"Beautiful, comfortable and homely. Both the accommodation and Pat. Excellent flat, on Leith's beautiful shore. Ful of restaurants, coffeeshops and places for a nice evening.

Very easy to get to the city center. The tram line is 2 minutes from the entrance to the flat, and does not disturb. It has been great to get to know Pat, who I have had the pleasure to spend lovely moments with and would consider a friend.
Very clean, organised and respectful flatmate/landlady. Both the bedroom and the bathroom are fully equipped and a great size. I would recommend everyone to get to spend some timein thi flat, with this great person.
