The SHORE is Edinburgh’s historic, vibrant and fashionable waterfront. Its eating and drinking venues have continued to grow even since 'Time Out' described the Shore as the '4th coolest neighbourhood in the world', Oct. 2021).

The apartment is in an iconic residential block on the Shore. It is entirely quiet (there is no through traffic). It looks out onto the Malmason Hotel and the 'Shore' and is within 150 yards of the tram stop 'Port of Leith'. The location gives immediate access to the Scottish Government Offices and a variety of attractive pubs, eating places and food stores to suit all pockets e. g ALDI & Sainsbury supermarkets; 'Browns of Leith'; 'Fishers' & 'Ship on the Shore'. The Saturday food and craft market; Customs Lane art centre and the renowned waterside pub 'Teuchters Landing' are all just 5 minutes walk away. Ocean Terminal, which includes a bus centre, a Pure Gym; a Vue Cinema and a TESCO are less than 10 minutes walk away, as is the 13 mile Water of Leith ( walk and cycle paths).

It is a light and airy apartment in a secure modern building, with video entry system and lift. The building is professionally serviced weekly.

The apartment has CH and double glazing. It is professionally cleaned every fortnight. The room is a good sized double bedroom looking onto the waterfront. It has 2 mirrored built-in wardrobes, a comfortable double bed, bedside drawers, 3-drawer desk, easy chair, bookshelves & Wi-Fi. Bedclothes, towels, tea & coffee are supplied.
The occupant has sole use of the adjacent bathroom, with bath /shower & mirrored cabinets. (The live-in landlord has her own bedroom / en suite).

The fully equipped kitchen includes a dishwasher, induction cooker and microwave. There is a full complement of dishes and cooking utensils. The pleasant living room and balcony look onto the Shore's main square, the Malmaison hotel and historic watchtower, charming restaurants, pubs and the floating hotels Ocean Mist and FINGAL.

THE RENT IS INCLUSIVE OF BILLS (including building management fees).There is nothing more to pay.

The apartment 's female owner and live-in landlady is a retired academic. non smoking and well travelled. Very attuned to young people's interests and lifestyle.
Employs a fortnightly cleaner but also attends to daily general cleaning. Lodgers are expected to keep their room and the kitchen clean & tidy; to respect personal property & to keep sociable hours.

The accommodation is for a single female who does not work from home and who will be clean and tidy. .
Could best suit someone working in Leith or the city, or attending a course.

Beautiful, comfortable and homely. Both the accommodation and Pat. Excellent flat, on Leith's beautiful shore. Full of restaurants, coffee shops and places for a nice evening.

Very easy to get to the city center. The new Tram line is 2 minutes from the entrance to the flat, and does not disturb. It has been great to get to know Pat, who I have had the pleasure to spend lovely moments with and would consider a friend.
Very clean, organised and respectful flatmate/landlady. Both the bedroom and the bathroom are fully equipped and a great size. I would recommend everyone to get to spend some time in this flat, with this great person.
