Wee double bedroom in Leith

Hi everyone,

I am looking for a lodger for my spare bedroom. It is furnished with a double bed, a desk and chair (with direct views on Calton Hill.) The price includes bills (council tax band B)

The flat is located in a very quiet area of Leith, right next to Dalmeny Park. In terms of public transports, the tram is a short walk away and there are buses to take you pretty much wherever you want (and it is only a 20 min walk from Waverley Station), which is fairly convenient. There is loads of shops, cafés and restaurants around (in terms of big names Lidl, Sainsbury's, Coop, Starbucks, and Pret are all around the corner.)

I am currently renovating the flat slowly but surely and I am trying to make it cosier as I go. It is a top floor flat, accessible only by stairs. The bathroom has been fully remodelled recently, and the next steps will be to upgrade the windows and later the kitchen. The flat is equipped with full fibre (1Gbps), perfect if you want to work from home, or want to game online and stream at the same time.

I am working from home most of the time, with the odd occasion out of town. I am fairly active and often out for a run, at the gym or at the pool. I'd say I am quite chill and I like a peaceful atmosphere at home. From time to time I'll have friends overs for dinner or games.
