Double room in bright garden flat with fun family

I am a 47-year old communications and sustainability professional living in an spacious and bright garden flat with my two girls, aged 18 and 11. We are looking for a new female tenant (sublet) from 1 November 2026.

THE SPACE

The flat has 4 double bedrooms and my home office rooms plus a living room and bathrooms.
The room we are subletting is spacious and has a very large double window facing the fenced garden on the Eastern side.
It comes with some very basic furniture (I am renting this flat on an unfurnished basis) - small double bed, wardrobe, desk and some shelfing. For longer stays, I would advise you bring your own bed (we might be able to negotiate a solution).
The picture of the room for rent is older and the current furniture arrangement is different.

The flat has a front garden and car port (bigpatio) with sun from midday and a sheltered back garden with sun in morning.

We have a cat who is easy going and lovely, and I very occasionally board dogs for a few days.

The flat is not a new build but has double glazing.

THE AREA

We are very close to the amazing Blackford hill / the braids, and 10 walking minutes from the Meadows. The neighbourhood is very safe and quiet, with lovely big trees.

WE ARE LOOKING FOR YOU!

Looking for a tidy and respectful woman to share this space with us from November 2026. We have been sharing our space with a lovely female flatmate for over 4 years now, but her circumstances have changed and she sadly has to leave.

You will be a good fit if you like the feeling of a household, rather than a flatshare.

ABOUT US

We have a 11 year old who also spends quite a bit of time at her father's. She is passionate about horse riding. I myself am currently from home building my own advisory, and I travel often. I sometimes have my partner visit. My older daughter is currently on a gap year and not home much - she will also be travelling and then at uni from early next year.

We are most active in the mornings, so there will be peak times of activity. But otherwise the flat is mostly very quiet. Come and have a look!

We have always had lodgers in our homes, from different countries, and they have all loved the experience.

We are German, Spanish and English spoken.

WHAT ELSE?

We might consider lets for shorter than 3 months if room available, but rent would be slightly higher.

We have been living in this flat for 6 years and have permission of the landlord to sublet.

The flat viewings can be arranged easily, but to meet with me in person -the person you will be sharing with - it would be during the following times:
