Two bright double rooms available in a spacious top-floor Marchmont flat, just a short walk from the Meadows and Edinburgh city centre.

I’m looking for quiet, considerate, trustworthy people who want a calm home rather than a party flat. Two independent lodgers would be welcome, and I'm also happy to consider two friends looking for a pair of rooms together.

The flat is bright, roomy and well-kept, with a shared sitting/dining area, plenty of space for storage, a separate kitchen, and lovely open views. It’s ideal for postgrads or professionals who want somewhere peaceful, comfortable and easy to live in.

Rent is £875 per room per month, fully inclusive of gas, electricity, council tax, broadband, TV licence and a regular cleaner. I live in the flat and am usually there 2–3 days most weeks, so it’s a calm home with someone on hand if anything needs sorting quickly.
