Double room in 4 bed Marchmont flat from September

Hi!

We have a flatmate moving out at the end of September and we’re looking for someone to take over the room from 5th October. It’s a small double bedroom in a second floor tenement flat in Marchmont. There is a storage cupboard in the hallway which we keep reserved for the tenant of this room as it is the smallest bedroom in the flat.

You’d be moving in with a lovely group of 3 young professionals (2 males, 1 female) ages 28-30. We’re friendly and sociable, but also like to do our own things. We have overlapping interests such as music and gigging, enjoying the outdoors, climbing etc... Ideally our new flatmate will be another young professional of a similar age. We’re open to mature students of a similar age but you would be expected to cover council tax.

Rent is £394 per month.
The bills (wifi/energy) are approximately £25 per month.
The council tax is £70.99 per month.

There is a car permit available and on street parking which is free at weekends. The permit is for S1 and cost will depend on your type of car. For example, one of the flatmate’s cars costs £80 per year for a permit.

The flat has high ceilings and a large shared kitchen and living room, plus 2 large communal storage cupboards. The flat is a bit dated but everything works, and it enjoys lots of natural light with a distant view of the castle from the kitchen. The area is quiet with minimal traffic noise. The letting agent is fast to fix any emergency repairs.

The flat is less than a 5 minute walk from Bruntsfield Links / the meadows and less than a minute walk from warrender swimming pool/gym.
