Double room in Marchmont

Hello!

We have a double room available in our cosy, well-kept first-floor flat overlooking the Meadows.

This is a fixed-term let and the room is available from December 1st - April 1st.

You’ll be sharing the flat with Eric. He is a friendly, tidy, and considerate professional who works from home and appreciates a relaxed, peaceful space. We’re looking for someone who feels similarly about their home and enjoys a clean, comfortable and respectful living environment.

LGBT friendly is important, and we’d love to share our home with someone who values an inclusive and welcoming space.

Vegetarian or flexitarian lifestyles are preferred, although this isn’t a strict requirement.

About the room:

The room is a good size with plenty of floor space. It has a double bed, mattress heater, and double-pane windows that overlook the meadows.

About the flat:

● Shared kitchen and living room
● Shared bathroom (toilet and shower)
● Washing machine (no tumble dryer)
● WiFi

Monthly costs:

● Rent: £380 (£410 from 01/02/2026)
● Council Tax: £47.50 (£71.25 from 01/02/2026)
● Utilities: ~ £80-110

A few practical things:

● We’re looking for a working professional rather than a student, due to council tax considerations.
● We start work early, so a household that generally respects quieter evenings and mornings would be ideal.
● Keeping the kitchen, bathroom and communal areas clean and tidy is important to us.
● We’re looking for someone considerate, communicative and happy to contribute to a positive shared living environment.
