I have one lovely double room available from 18th February (with some flexibility to move in after that date) in a fully furnished two bedroom house on a quiet residential street in Morningside. The house is well connected by bus to the city centre from both Craighouse Gardens and Morningside Road. The property is around 10 minutes walk from Morninside Road with a host of local amenities, shops, supermarkets, pubs, restaurants and coffee shops. The house is also a short walk from the Craiglockhart Hills, nature reserves, as well as Blackford Hill and the Hermitage of Braid.
The room comes fully furnished with ample storage, double bed, and plenty of natural light. The property has a shared living room, kitchen, bathroom and a private south-facing garden. The house is fully kitted out with washer/dryer, dishwasher, TV, hoover, iron and all the usual bits and pieces. The living area is bright and spacious with sofas, chairs, tables and smart TV. There is a fast WiFi connection throughout the house.
I am a working professional who works freelance in the film and television industry. I work long hours so I do enjoy my own space and time to decompress, but I am equally sociable and have many interests outside my work life including Scottish reeling, films, music, reading, meditating, archery, chess, hiking, camping, pub quizzes, photography and art and far too many things to keep up with most of the time.
I am looking for someone to take the second room when my current flatmate leaves. The landlord has no HMO licence and so the room cannot accommodate couples. Rent comes to £655 per month each, bills are around £125 per person on top (this was over the winter months and will likely be less over the summer period and on average over the whole year) and includes band D council tax, water, gas, electricity, internet and TV licence. The deposit is fully DPS protected and is £655.
