Spacious double room available in Newington.

I am looking for a replacement flatmate in a cosy Newington flat. The current flatmates are students at the University of Edinburgh. The room is a big double room, which is furnished (includes a sofa not pictured) and has a lovely view of the garden. The flat is in an ideal location for students as it is a 5 minute walk from the University of Edinburgh main campus, and the Bernard Terrace bus stop going both in and out of town is just outside. The flat is also surrounded by many shops such as Sainsburys and Coop as well as many pubs and restaurants. We have a shared kitchen, living room and bathroom.

We are ideally looking for a female student to come take my place but are open to non students, given that council tax will be arranged with existing tenants (Council Tax Band D).

Current flatmates are all lovely and sociable girls who enjoy a conversation in the kitchen or a movie night in but are also happy to keep to themselves so ideally looking for someone similar.

As for bills and council tax, the bills come up to around £50 a month per person which includes gas, electricity and wifi.
