The Room & Property

• The Bedroom: Fully furnished double room for single occupancy. Includes a double bed, wardrobe, chest of drawers, a desk and a TV.
• The House: A 3-bedroom terraced house on Niddrie Mains Road (EH16 4PA).
• Shared Spaces: You will have access to a fully equipped kitchen—including a washing machine and tumble dryer—and a small rear garden perfect for warmer days. Free parking spaces are also available directly in front of the house. We have two bathrooms shared among the three of us: one full bathroom and an additional half-bathroom (toilet and sink).

Location & Transport
• Excellent Connections: Located right near a major bus stop with frequent routes across Edinburgh (Buses 30, 2, 21, 48, and 18).
• Local Amenities: Supermarkets, pharmacies, takeaways, and local shops are all within short walking distance. Fort Kinnaird retail park is just a 16-minute walk away.

Rent & House Rules
• Rent: £580 per month.
• Bills Included: Rent fully covers council tax, gas, electricity, and high-speed fibre broadband.
• Cleanliness: We keep the house tidy and split the cleaning of common areas via a fair weekly rota.
• Tenancy: Available for long-term rent.

About Us
You will be sharing the house with two friendly, respectful male graduates:
• David (40): Originally from Venezuela, working in accounting (predominantly working from home).
• Shavram (30): Originally from India, working as an ER doctor.

Household Vibe:
We enjoy a peaceful, quiet, and well-managed household. We love a social catch-up, or hosting occasional family/friends when they visit Edinburgh, but we generally keep the house a quiet, peaceful sanctuary. It’s definitely not a party house, and we prefer to keep regular day-to-day visitors and hosting to a minimum.

About You
We welcome both workers and students to apply, regardless of your profession or field of study. The most important thing to us is finding a clean, responsible, and considerate male housemate who values a quiet, peaceful home environment.
