Only 15 minutes by car to the Royal Edinburgh infirmary and 10 minutes to Fort Kinnaird. Having own car would be preferable, but not essential. There is a bus direct to Edinburgh every 90 minutes, or good bus links from Dalkeith, with a bus connection service. Would suit professional.

The owner lives in, and is seeking either one or two lodgers, for 2 x double bedrooms, or 1 x double bedroom plus private living room, (see separate rental cost below).

If you require more space and privacy, both rooms could be rented by one lodger. One room as a spacious bedroom, and the other as a lovely private living room with pleasant views. This would feel more like a private flat with shared kitchen and bathroom. For this option the total monthly rent for one person would be £950, for both rooms, including all bills - Council Tax (band C), gas, electricity, Broadband.

There is a TV with Netflix and WiFi in each room, plus a kettle. A double duvet, 4 x pillows, plus cushions, and white cotton linen can be included if required. The is a lovely shared bathroom with a traditional bath and drench shower, a kitchen diner, plus a quiet living room with no TV..

There are lovely local field walks, and the beautiful Vogrie country Park close by. Plus only a 20 minute drive to the amazing East Lothian sandy beaches.
