Double bed - period house - bills included

Hello!

The house is a lovely period property built with plenty of space. All the living areas will be shared so there is plenty of room to chill out in the kitchen or living rooms.

The property is available from the 15th November, although there might be some flexibility on this date. I'm looking for a flatmate who is a working professional, and is interested in socialising and ideally would like to cook and eat dinner together when our schedules allow. Although I appreciate this won't always be possible and having your own personal time is important too!

The room price includes utility bills, council tax and internet. Your contribution to the bills is set in the contract and fixed for 12 months so there would be no increases in that time - £850 is the total amount for the room and all bills.

I'm Mark, a professional working in financial services, working from home 3 days a week and going into the office two days a week. The other lodger is Michael, he works in IT and he is usually working 5 days a week in Edinburgh.

I have an almost 2 year old White Swiss Shephed, so you would need to be comfortable with living with a large dog and appreciate that a young dog can be a bit disruptive, and he will be excited to see you! There would be no expectation that you look after the him although you would be welcome to be involved in it if you would enjoy that. If you have your own dog I'd potentially consider them too.

There is a bus stop directly outside that goes to Edinburgh and also off street parking available nearby. There is a garage that is too small for cars but is useful for bikes and other storage. The garden is large with outdoor table and chairs and a BBQ which you are welcome to use when weather permits! If you're interested in gardening there is plenty of space for that, and there is great local walks in Penicuik estate and further afield.

The cleaning obligations are shared and it is expected that you would tidy up after yourself to keep shared areas clean.
