Hi, I'm Pablo and I have a lovely double bedroom that comes WITH (i. e. included in the price) a separate adjacent single room which can be used how you like (e. g. as an office/study/guest room etc.).

The price is £895 per month for one person.

The price for a couple (two people) is £995 per month.

(I'm unable to accommodate families/children I'm afraid).

This is a unique, high quality, 2-room package that comes with loads of perks included (e. g. cable TV with 300 channels including Sky Sports and TNT sports, free Netflix Premium in 4k in the lounge and on your personal device, cinema projector and screen, superfast internet with mesh WIFi network, your own personal fridge, communal household products included in the rent).

This two-room package is ideal for a couple, or one person, and available from May 23rd, 2025 in my beautiful, spacious four bedroom house in Norwich NR3 (council tax band D). 🙂

The double bedroom #1 is 105 square feet large and situated on the first floor at the back of the house, looking out on a lovely wildlife garden. The room is currently furnished but could potentially be unfurnished, or only partially furnished, if you prefer.

The second (single) room is 57 square feet and right next to the double bedroom. It's also looks out over the garden and comes furnished with a sit-stand desk, high quality office chair, and armchair that converts into a chez-longe or single bed (e. g. for your guests to stay over).

The house features a reception area, spacious kitchen with breakfast bar, dining room, lounge, conservatory, and upstairs bathroom with 'waterfall' power shower, bath and toilet. There is also a second toilet downstairs.

We have a dishwasher, electric hob cooker and oven, Ninja double air-fryer, microwave, toaster, slow cooker, rice cooker, toastie maker, 2 fridges and 2 freezers (one is a large chest freezer in the garage) washing machine and tumble dryer.

The back garden is surrounded by trees and has a lovely bank/rockery with plants, flowers and lots of wildlife (we have hedgehogs, birds and even sometimes small deer appearing in the garden). There's a lawn with a table, chairs and parasol. There's also an outdoor patio area with a 7 seater outdoor corner sofa set, bio-ethanol tabletop fire, 2 firepits, a wood-fired pizza oven and 2 BBQs. The garden wraps around the house and when the sun's out, there's always a sunny spot and a shady spot to suit your preference. There is a quiet 'wellbeing' area at the side of the garden and we also have a front garden with chairs and table in a 'wildflower circle' area, which is a good spot to have a drink and catch the evening sun.

There's a garage with some space available (within reason) for storage of other items if necessary. We also have some loft space (again, within reason!) for extra storage if needed. You would also have your own personal fridge and dedicated space for your stuff in the freezer, kitchen cupboards, bathroom cabinets etc.

Non-permit on street parking is available and spaces are easy to find.

Also included in the price, along with all bills etc., is super high speed 1 Gigabit WIFI (we have the new Virgin Media Ultimate Volt package which is the fastest) and cable TV with over 300 channels including Sky Movies, Sky Sports, BT Sport, Amazon Prime Video and Netflix Premium 4K (Netflix Premium allows simultaneous viewing on 4 devices so you would be able to watch whatever you like, whenever you like on your laptop/phone etc.).

You'd have the shared use of a new 43inch flat screen TV in the lounge. We also have a huge pull down projector screen with surround sound system to make a home theatre in the lounge for movie nights!

You'd be sharing the house with me - a friendly, fair and respectful 48-year old man who works at UEA - and 1 other lovely lodger. I usually work on campus 1-2 days a week and at home the other days. I spend a lot of my time working quietly but also like to be sociable at weekends etc. and enjoy making the odd cocktail or two, playing board games, and watching films! My girlfriend Georgia regularly stays over at weekends. I usually get on well with most people so as long as you are respectful and help keep the place clean and tidy, I'm confident it would work out just fine. The price also includes a professional cleaner who cleans the house once per week to help us keep the place as a lovely home to live in. The rental price also includes (at no extra cost to you) shared household items like toilet paper, dishwasher tablets, hand wash etc. which I provide so you dont need to worry about any of that.

The house is very clean, cosy, cared for and secluded/situated away from main roads. It's super quiet and peaceful with a semi-rural feel, despite being only 1.5 miles from Norwich Cathedral/the city centre. There are regular buses from the bottom of our road directly to the city centre, which takes 10 minutes. The 21 bus also goes from the bottom of our street up to nearby (5-10 mins walk) the University of East Anglia (UEA), which takes about 45 mins.

Our local area in NR3 is vibrant and we are 0.5. miles from a supermarket, good pubs, cafes, restaurants and parks.

I don't have pets and I'm not open to taking lodgers with pets I'm afraid.
