2x Fabulous Double En-Suites, Downham/Kings Lynn

ABOUT ME

I am a self-employed book editor working from home, quiet but sociable if that makes sense. I have three indoor/garden Persian cats, all quiet, sweet, superbly groomed and clean (house not smelling of cats!), shy and gentle, so you must be a genuine animal lover.

There is a dedicated parking space available and a small, secure, walled garden which is a hot sun trap!

The house is exceptionally quiet though both advertised rooms are on the main road side, opposite the church. The road noise is more subdued on the top floor (room £850 per month, level 2 room) as the height of the house takes you away from the road.

**NOTE: If both road-facing rooms are too noisy, then on the top floor, (level 2) there is also a spare room on the garden side, not the road side. I was not planning to let out this one as it's smaller (still double and furnished) but I can let out that one instead if preferred. This room isn't pictured.

THE HOUSE

The house is a stylish, spacious, modern, pretty granary conversion with stripped oak floors, solid doors and timber beams, and it's on the main bus route (A134) to Kings Lynn. The bus to Kings Lynn is cheap and reliable! The bus stop is opposite the house.

The trip to Kings Lynn is about 30 minutes, I understand, though I have never tried it by bus.

The neighbourhood is quiet and you don't hear a peep from the neighbours on either side through the walls. In sound insulation, it's better than any house I have known.

THE TWO DOUBLE ROOMS

I have two large double rooms to choose between (I will only let one room at a time, both furnished with stylish new furniture. Both rooms have en-suites, with large and superb shower (drench head and removable head), and next door to each of these is a separate bathroom with huge bath and shower attachment.

If you take the upper room (floor 2, £850 per month), you'd have that level to yourself and would have the en-suite within your room as well as a luxurious separate bathroom, unshared. This double room has super high ceilings and is quieter than the room beneath it as it is further from the road.

OR:

If you take the other double room on floor 1, that's on the same level as me, directly underneath the room described above, and it has an identical big shower. This room does not offer a second separate bathroom (although there is one) as I would be using that if you take the room with the en suite. Thus, the fee is slightly lower at £800 per month.

FURNISHING

Both the advertised double bedrooms on the roadside are furnished with high-end double beds (Hypnos sprung mattress in the room on floor 2, and a new foam mattress in the room on level 1).

Each has a large stylish iron hanging rail (really huge and sturdy, resembling pipework), a desk and two chairs. I can get you a chest of drawers if desired. There is a tall and stylish matching pipework standing lamp in each room.

The upper room at £850 has a bedding chest too.

Both rooms are fitted with double-layer curtain poles and curtains on both windows for a good dark room, so there are two overlapping pairs of curtains per window.

BILLS

**Bills are included.** Please note that letting each room costs me an extra £150 per month at least in bills. I did have someone living here, and the bills halved when he moved out! Hence, £150 of your room charge would be used directly for the bills of electricity (at least £110 for a second person per month) and council tax, about £40 per month extra for an extra person (Council tax band C).

**I pay the bills; they are included in your rent.**

COMMUNAL AREAS

Downstairs on the ground floor, there is a small but cosy modern sitting area and a stylish kitchen, as well as a utility with washer/dryer and toilet/handbasin.

(So, this means there are 2 en-suites, 2 bathrooms and 1 downstairs loo in the house. Neither of us will be caught short!).

OUTSIDE

A very pretty courtyard garden, flagged to patio, and with flower borders and pots. Very hot area in the sun; unfortunately, it was a drab day when I took the photos but it's often way too sunny and hot out there! Fully walled and with a locking gate, through to residents' parking.

Note that although the gardens meet the residents' parking area, never have I lived anywhere so quiet and with such considerate neighbours! You would not think it's a development most days, it's that quiet.

The parking area is as yet unfinished by the developer but perfectly functional.

THE TENANT

I don't mind any gender or age, and I am flexible on the duration of the let. I'd like someone quiet and clean please--this is a quiet household and I am working much of the time in the house--and you need to be a true animal lover, gentle and kind with the pets and security conscious, not letting my animals escape!
