Lovely bright room to rent in quiet house.

The room is in a lovely quiet house, in a very quiet area, to share with a professional landlady and her shy cat. I work from home, and have more than one job, so am looking for someone who is quiet.
I prefer a working person who is not at home during the day due to me working from home, but more important is someone quiet – international people welcome, and students would also be welcome.
It is a spacious, bright room, upstairs and at the back of the house overlooking my garden. There is a small double bed in it, although I am renting to a single person. The room has an in-built wardrobe, and if you wished, I have additional furniture you could use, including a comfy IKEA chair and a bedside-table.
I am initially renting the room for three months, to see if we get along, although it is not reserved for after that time, so it is likely that if we both wish to, we could extend the period.
Also possible would be shorter-term and for those wishing for a Monday to Friday let only we could negotiate a reduced rate.
The bathroom is a nice-sized bathroom, to share with the landlady, so I would prefer a female, or respectful male – LGBTQ plus friendly.
The kitchen is large and bright, with a table for eating in.
The living room is big so I have separated it into spaces, and half is set up for me to work from home, with the other half having comfy chairs.
There is a nice garden, with a patio for sitting in. I grow my own herbs, fruit and vegetables, so do ask that lodgers don’t pick any food without asking and keep to the paths!
I am looking for someone who will do their share of housework – I am average, I would say.
I am looking for a non-smoker, and no heavy drinking, no drugs, no partying and no overnight guests without checking first.
My drive is shared with my neighbour so I can’t offer that, but it is a quiet street, so people usually have no trouble finding parking nearby on the road.
The house is in Thorpe Willoughby, a commuter village near Selby and Drax, close to the ringroad with excellent access to routes for Leeds, Goole, Doncaster, York, and getting to the A1M. There is a bus stop at the end of the road.
Bills will be shared – gas, electric, council tax (band A). I have no TV licence as I am too busy to use it, so if you watch TV, please note you would need to get your own TV licence. If you would like access to the WIFI, I would ask for a share of the cost of that each month.
It’s a lovely area to live in, if you are looking for somewhere peaceful, and enjoy a calm space (and don’t mind the hedgehogs and frogs in the garden).
