We specialise in fully inclusive, high-quality accommodation for awesome, professional people and we have just one double bedroom with en-suite available in our stunning shared house. Situated in an established and popular residential estate on the outskirts of Kettering, our recently refurbished, comfortable and contemporary house has a friendly and homely feel. With the benefit of your own private space, you have the use of a large, expertly-planned social space and a pleasant garden where you can relax at the end of the day. The house is within easy reach of the hospital, industrial estates, and major road and rail links, as well as having plenty of local amenities within walking distance. To make your life easier, all bills are included, including superfast Wi-Fi and LAN broadband, so you can budget effectively.

YOUR ROOM:
Your double room is stylishly decorated and furnished and, with a sleek and contemporary en-suite, you’re ready to move in right away – all you need to do is unpack!
Whether you’re working from home, gaming or an avid film watcher, we make things easier for you by including ethernet sockets, USB charging points and digital aerial sockets in your room.

THE SOCIAL SPACE:
Enjoy preparing – and eating! – your meals in the impressive kitchen with dining area. It’s fully equipped with a range of appliances and all the essentials, and has plenty of storage space for all housemates. What more can we tell you?
• The fully-furnished communal living area has room for everyone to enjoy the new flat screen TV with Freeview.
• Relax and unwind in the sunny back garden – perfect for enjoying warm summer evenings and weekends.
• There’s off-road parking.
• Our weekly cleaner, fortnightly gardener and monthly widow cleaner ensure that all communal spaces and the exterior are kept spick and span – of course, you need to play your part in helping to keep things tidy!
• The washing machine and tumble dryer are free to use – and we provide a washing line in the garden so that you can get that lovely fresh-airy smell to your washing.

NEARBY:
• Just a few paces from the front door is a large park area with skateboard park, basketball and tennis courts and other amenities, leading to water meadows, a nature reserve, Wicksteed Park and walks along the River Ise.
• In less than 5-minutes’ walk you can access local shops, café and pub.
• At the end of the road is a bus stop, taking you into Kettering Town Centre and a range of bus routes covering Kettering and surrounding towns.

A BIT FURTHE AFIELD:
• The town centre has a range of shops, banks, post office and cafes/restaurants/takeaways to suit all tastes.
• Kettering train station is a 7-minute drive away, where East Midlands Trains will take you to London, Leicester, Nottingham, Corby, Wellingborough, Bedford and Luton
• Access to the A14, a major trunk road, is also just 7-minutes’ drive away
• Major supermarkets, restaurants and an 8-screen cinema are – yes, you guessed it – 7-minutes’ drive away.
• Northamptonshire is a beautiful county, so whether you like wildlife, impressive historic houses, cosy country pubs, long walks with spectacular views and scenery, there’s something for you (although some of those might be a bit more than 7-minutes away!)

And if you don’t have a car or bike, and don’t fancy the bus, there’s an electric scooter scheme which reaches all across Kettering.

WHAT ELSE DO YOU NEED TO KNOW?
Our housemates are friendly, dynamic and positive people from all professions and walks of life. Every application is taken on its own merit; however, all tenancies are subject to a successful external referencing process. This will include affordability; proof of income, address history and credit checks - and a Guarantor may be required.

Knowing about us would be helpful: we are live out, professional landlords and property managers with a focus on providing a rental experience with your living experience in mind.

You do need to know that:
• All our rooms are for single occupancy only.
• We can’t accept pets.
• We can offer an alternative to the traditional deposit system – we can provide more information on that if you’re interested.
• The property is Council Tax Band C – the Council Tax is included in your rent.

WHAT NEXT?

• Once we’ve had a chat, we’ll arrange an in person or virtual viewing: we’re flexible according to your needs.
• After your viewing, and assuming you want to proceed, we’ll take a small holding deposit and stop marketing the room whilst we get the referencing and paperwork underway.
• We’ll then agree a move-in date and get the contracts issued: we use an electronic system to make things easier for you – and us!
