2 rooms (double+single)5 mins from centre & train

A double room and a single room available in a 4-bedroom modern house with a double living room, a medium-sized garden, and a designated barbeque area. A big advantage would be that the people who move in with me don't need to buy any furniture as the minimum I've already provided. The rent contract needs to be signed with the agency. The rent is £1000/month, and the bills are about £400 altogether(including gas, water, electricity, council tax, wifi), which will be split in 2, between me and you. I am a single mum and I have my 9-year-old son with me. I work from home as an online teacher. I would prefer someone (ideally, another single mum and her child, or a couple, or 2 friends) who do not smoke or consume alcohol regularly.
