Overlooking the peaceful Watnall farmland, this is a beautiful, quiet & self-contained studio style secure & lockable room with its own mini-style kitchenette including basic essentials (Microwave, Kettle and Toaster, Mini fridge & hot plate and king size super comfortable bed, work/eating table and chair and built in wardrobe) with ensuite bathroom and washing machine. Access is by a separate entrance with car parking. Nothing is shared apart from a communal stairway leading to the driveway outside of the house to the front. This is ideal for someone who does not cook and has basic meal needs for food that can be heated in the microwave etc. or mostly eats out and wants privacy for personal reasons and for post covid safety.

**BILLS**

Most bills are included (Wi-Fi, water, electricity, and heating which is on during particular hours only). Council tax inc. However, if you work from home and require extended electrical and heating usage, extra charges may apply.

**LOCATION & TRAVEL TO AND FROM**

The room sits in an immaculate house next to the Watnall countryside farm strip in NG15 area with a beautiful view of it from the bedroom window which can be seen from the pictures. There are lovely country walks, cycling and running routes for miles on end surrounding the house. The house is 11 mins drive from junction 27 and easily accessible to J28 and near to Mansfield, Annesley Woodhouse or Moorgreen. It is 30 mins walk to Hucknall shopping and Leisure Centre, tram stop and leisure Centre or 8 mins in the car/15 mins in the bus from Polperro Way. Local schools and shops are within 10-20 mins walking range. The area of the property is NG15 near Bolingey Way, for those who want to. pre-check the location and the bus route, please see the Green Route on Trent Barton Busses website for Hucknall Connect bus service, The house in 5 mins or less in walking from Polperro Way Bus Stop. This is a local bus, please check this out yourself. If you have a bike, you can lock this on a hook at the front of the house only.

**SUITABILITY**
A working person is sought to live with the Landlord (although because of the separate access, they rarely meet unless passing in the communal staircase). This is ideal for a professionals/working individual such as a local Teacher doctor, nurse from the Priory Hospital at Junction 27 or City Hospital near Bestwood Park. Direct buses go in and out of Hucknall from the Hucknall Centre such as all the number 3 routes and more. Alternatively, someone working locally who is low maintenance, maybe needing weekday stay. Ideally not someone working from home. I am happy to consider someone working from home but there may be an extra charge on heating and electric (TBD). The room is NOT for couples or those on benefits unfortunately, nor students (only mature students will be considered, if suitable). If you do not have a car, please bear this in mind carefully as public transport is as described above. This is ideally suited for someone who has a car for which there is ample parking with a car parking space. Also if someone is a cyclist, this can suit them as there is a cycle locking station outside the front of the house.

**REQUIREMENTS**

The lodger must respect the property and bedroom and keep it clean at all times which will have period inspections.

1. If you have the required 3 references. (2 Professional and 1 Character). A former employer, current employer, membership etc will suffice. A character reference could be by someone such as a former landlord or person of standing?

4. Please specify the type of employment contract you are on (an in long or short term if employed)?
