Bedroom in Professional House + Sauna (21st June)

I have a room to let in a recently renovated professional property on Derby Grove, Nottingham, NG7. The room is ready from 21st June 2025 & is fully furnished large double bedroom, with a full height double wardrobe, a built-in oak desk, full height mirror and plenty of storage. The room is cosy, but quirky with an industrial look, exposed brick walls and solid oak shelving (made by me!).

I'm Luke, the live in landlord, and work as an architect in a sustainable design studio. Over the last few years I have been renovating this house, which is now finally finished! :) I have really enjoyed making the space unique and comfortable. The property has been renovated to a high standard with the following features:

- Lounge with cosy log burning stove.
- Stylish new kitchen with bi-folding doors opening on to a small courtyard garden.
- Walk in wet-room style shower.
- Stone paved garden with rattan cushioned furniture, and secure bike storage.
- Plants, plants plants! We have quite a few...
- Ohh and a recently installed Sauna (Yes really see last photo)

My current lodgers are Atmadeep, who works in social care, and Jade, who works as an art curator.

We are looking for a relaxed & friendly professional, or a mature student on a masters course at University. We are fairly social as a house, and aim to have a house meal together every now & then, if possible - although this is very relaxed & not mandatory. We also have a cleaning rota, to make sure the house is kept tidy & everyone chips in fairly.

I tend to be at the property half the time, and spend the other half living at my partner's house, so the house is quite quiet usually.

The £600 / month price is inclusive of all bills, council tax & internet etc. There are no fees, however a months rent is required as deposit.

On-street parking is a little difficult, as there are limited parking permits allocated to the property. Ideally we are looking for a lodger who doesn't need on street parking, but this may be negociable.
