Double room in cosy house with cat & free parking

Hi :) I'm looking for a clean and tidy female tenant who is working full-time. House is on Sam Derry Close, within a 15 min walk to both train stations, so commutable for Nottingham, Leicester and Lincoln.

You're very welcome to feel at home here and personalise your room to suit your own tastes (it's a blank slate atm). You'll have your own bathroom, too.

I have a 5 month old kitten called Delphi, so it would help if you love cats and aren't allergic to them. There's a loo downstairs as well as a bathroom upstairs. I have an ensuite, so I won't be using your bathroom :)

Your room has a built-in wardrobe. There's also a double bed and a basic bedside cabinet. There's a backyard and two free parking spaces for you (I don't drive, so don't use them).

I'm quite quiet, an English teacher & writer, and work from home. Council tax band here is B (Newark and Sherwood district). You'll only pay for a third (maximum) of the cost of the electricity and gas bill rather than half, as I'm here more often. Fast broadband included in rent. House is very energy efficient with underfloor heating, so bills come in quite low. Council tax on top, if you're eligible to pay that.
