2 x Double Rooms, whilst moving away for work

I'm looking for 2 sociable and tidy professionals or mature students to move in, whilst I move away for around a year with work.

Relatively normal house, large kitchen and living room, separate toilet and bathroom, there is on street parking outside, and a garden. Powerful shower.

House is large and centrally located close to the city centre. 5 mins walk to Sneinton Market/Hockley. 10/15mins walk to train station/centre of town. The house is at the end of a quiet road and borders a park.

A smaller double room, walls recently repainted. There's a desk and the window offers a view of the garden. Can get any extra furniture if necessary.

Larger double room, currently with a titanic sized desk and massive wardrobe, and a window overlooking the street.

Rent inclusive of all bills, other than gas and electric, which will likely be around £65 a month .

Preference is for longer term, but can be flexible.

I'm in the process of doing some improvements for the house, namely the carpets. If you move in promptly I'll definitely take into account any preferences you have about improvements in the house or your room, if only to relieve me of having to make a decision!

The room is really good value and house is in an excellent location!
