Single room available to let in a five bedroom house sharing with four men. Located at Radford Boulevard, NG7 3BL.

There are many shops and facilities nearby. The pink line buses run from nearby Ilkeston Road and take just a few minutes to get to the city centre. This is a good location for both universities, Jubilee Campus, QMC and city centre commuting.

The house is HMO licensed with Nottingham City Council and has been inspected. As a landlord, I am accredited with DASH (Decent and Safe Homes East Midlands). There is a communal kitchen, living room, back yard with a bike shed, bathroom and a separate WC. There is wired/wireless internet (upto 500mb speed) included in the rent and a TV aerial going to each bedroom. There is central heating throughout. The EPC rating is category C.

The rent is £405 pcm and comes with all bills included (council tax, gas, electricity, water, TV licence and internet). There is no deposit to pay but new tenants need to pay two months rent in advance when they move in (£810). The minimum tenancy is for six months.

There is a weekly cleaning service included. The communal areas are professionally cleaned for one hour per week. Tenants are expected to be sensible with the energy usage. The house is kept warm at 20 degrees all year round so that the house is comfortable and the heating bills are not excessive.

New tenants must be able to provide proof of income or finance before a tenancy can be agreed. I also require photo ID and proof of current address. Applicants who are not British must undergo a Right To Rent Check. A previous landlord reference is also required. This room is available for single occupancy only. No couples or sharers will be allowed.

The minimum net income required to rent this room is 200% of the rent amount (£810 per month). This does not apply to students living off student finance, parental support and savings. They will be assessed individually.
