This house is immaculately decorated, exceptionally clean and fully furnished throughout in a quiet road within the Clifton NG11 area of Nottingham. In a fantastic location only a few minutes' walk from all amenities, which include 2 large Supermarkets, several convenience stores, and an abundance of other handy stores, Clifton Leisure Centre, a tram, and bus stop.

Within the local area there are many take-away/delivery restaurants and cafes that accommodate all tastes

There is quick & easy access to the M1, with a petrol station only a few minutes’ drive away.

Please do not just think this as just accommodation but look at it as being your home. It has a lovely substantial south facing rear garden with a large, secluded patio area, fully fitted kitchen and separate dining room leading to a large conservatory/lounge.

There is ultrafast Wi-Fi throughout.

There is a fully fitted laundry room with washing machine and tumble dryer. There is also a downstairs cloakroom.

There is plenty of off-street parking at the front of the house for all housemates.

ABSOLUTELY ALL BILLS ARE INCLUDED WITHIN THE RENT YOU PAY.

There is one double bedroom available now. (A second room will become available in May as the housemate is leaving mid April) The room is furnished with a double bed, double wardrobe, large chest of drawers, and a bedside chest of drawers. The room has a TV aerial socket. There are plenty of electrical sockets.

ABSOLUTELY NO SMOKING: This is strictly a none smoking house either inside or in the garden, therefore please understand this accommodation is for non-smoking tenants only and you should therefore not apply for tenancy if you are a smoker.

The house currently has 2 male full-time housemates, they are quiet, friendly, sociable, and professional. They respect others’ privacy time and space; they are extremely easy to get on with.

WITH FULL OCCUPANCY THERE WILL BE NO MORE THAN 3 HOUSEMATES TOTAL.

The lady owner does not live in; she is professional, friendly, and extremely easy going. There is a house manager who lives locally. He is a lovely gentleman who is an all-round good guy. He is there to maintain the smooth running of the house.

Looking for a professional, friendly, and courteous housemate, who absolutely must be respectful and considerate of others, who is also clean, tidy, easy going, and happy to get stuck in and do their share of the housework.

Any successful housemate must agree to the house rules that through years of; shall we say, ‘experience’ have been required to be put in place.
