We have two comfortable rooms available **immediately** in our peaceful, friendly home in NG2 (Band A council tax area).

**Room 1: £850 pcm**
Spacious king-size bed with private en-suite shower room.

**Room 2: £825 pcm**
Cosy double bed with private use of the main bathroom (bath and shower) just across the hall.

Both rooms are fully furnished and include access to a large open-plan kitchen-diner, utility area, and a small private garden.

**Security deposit: Only £200 per room.**

### 🏡 A Little About the House

The house is quiet, clean, and has a relaxed, friendly atmosphere, ideal for someone respectful, tidy, and independent.

I'm a 43-year-old male, currently living alone following a separation. I run a restaurant and bar approximately 15 minutes away, so I'm usually out of the house working five days a week.

My children, aged 18 and 20, sometimes visit at weekends and enjoy playing pool and darts, and I occasionally have friends round too. It's a relaxed, respectful home with a friendly, sociable atmosphere.

Each room has its own TV with Netflix, and tea and coffee-making facilities can be provided if required. Both rooms also have plenty of wardrobe and drawer space.

You'll have your own labelled storage in the fridge, freezer, and kitchen cupboards (Room 1 and Room 2), and you're welcome to use all the pots, pans, crockery, and utensils.

We also have a dishwasher, washing machine and tumble dryer in the utility room, plus an additional fridge freezer and tumble dryer in the garage.

All in all, it's a great setup for **two men, two females, two couples, or any individuals looking for comfortable temporary accommodation**, with plenty of space to live independently while still having the option to socialise when you fancy it.

I stay in the master bedroom with my own en-suite, and the fourth bedroom is used as an office. The rest of the house is yours to enjoy freely.

I'm easy-going, enjoy meeting new people, and want anyone staying here to feel comfortable and at home.

🐾 House Rules

- Guests are welcome with written consent in advance.
- Occasional overnight guest fees may apply for extended stays.
- I vape in the house, but cigarette smoking must be restricted to the back garden using the designated ashtrays, not outside the front of the property.

**Please note:** The property is due to go on the market in January 2027, so we're offering the rooms on a temporary basis.

Accommodation will be available throughout November and December, with the possibility of staying considerably longer depending on how quickly the property sells.

There is no confirmed sale date, so we're happy to discuss flexible arrangements with anyone looking for somewhere comfortable to stay for a few months or potentially longer.

The arrangement would continue until the property is sold or further notice is given, subject to the agreed notice terms.

If no references are available, a short interview or informal meeting will be required.
