One space available.
This is my house (48M), and I live with my mother (73F). We are very English, liberal and outgoing, we run a safe quiet sociable house. We have guests staying long term, short term and friends coming and going. Sometimes there may be nobody else at home, but mostly somebody is here and sometimes lots of people!
We look for somebody who will feel safe and comfortable in this quirky house, and hope to become friends.
A real house with; cats, garden, in a cul-de-sac street with children who play at the end.
House has; dishwasher, broadband, central heating, double glazing, parking (see separate section), we also have some bikes and tools which can be useful, and a lovely big organic garden with vegetable patch, which you can get involved with if you wish.
Bills included.
Deposit is simply one months rent in advance.
No couples in one room (council rules).
Overnight guests maybe considered when you have settled in.

This is a lodging agreement not a tenancy. I'm very flexible, maybe you want to come for a short visit, or maybe join us for longer. Preference given to those coming for longer time.
ROOM
1st floor, Double bed, desk, wardrobe, cupboard, shelves, curtains, carpet, mirror, radiator. Things can be hung on the wall.
BATHROOM
Large shared bathroom. Sometimes we can use the ensuite as a second bathroom, depending on who might be staying in that room.
KITCHEN
Gas cooker. Good electric oven. Microwave. Fridge/freezer (shared space). A cupboard space for everybody. Dishwasher, Tumble dryer and washing machine. Kitchen looks out over garden.
LIVING ROOM
This is actually a conservatory, opening onto the garden. It has our TV, dining table, sofas, and you are welcome to join us and/or relax in this lovely room. Can be cold in winter in the morning, we have a fire sometimes in the evening.
GARDEN
Long garden, with small lawn area, patio, garden furniture, two well-equipped sheds, vegetable patches. All for use by members of the house as desired.
CATS
Two young cats currently live here. They are clean and healthy, and have a tendency to sleep wherever they please if doors are open.
Parking
Two off-street parking spaces exist, but may or may not be available! (Unrestricted on-street parking plentiful nearby, and we can get permits for the on-street parking in-front of the house via the council)
RULES
The minimum to allow stress free living, have found that the following works well:
All areas quiet after midnight, if up early please be quiet.
3 bins; normal, recycling, food waste for compost. The garden is organic, feel free to grow things! but not to kill things.
Please do not use excessive power, heat or water.
Shared areas are kept clear and clean, so that next person can happily use. No personal items left out (put on shelves or in cupboards), washing up to be done promptly.
Washing is hung outside when weather allows.
Most lights turned off at night.
Strictly all doors secured by last person leaving (my insurance won't cover us if the door isn't locked!).
The whole house is equipped as a family home, the chances are if you need it, I've got it. I encourage using stuff, on the basis of replacing it afterwards if it's all used-up.
Consideration to other people, be quiet if people are sleeping, and don't annoy the neighbours.
Smoking
This house is non-smoking.
I live here, it's great, 10 mins to hospitals and university. Quiet sleeping at night. I'm out enjoying yoga and folk music much of the time, but when at home like to play with cats and talk.
