I'm a 37 year old woman looking for someone to eventually share my ground-floor flat with. You'll have your own private bedroom, while the kitchen, bathroom and garden are shared spaces.

The flat is officially a 1-bedroom property. I will be using the living room as my own private sleeping/personal space, while the existing bedroom would be exclusively yours.

The bedroom is furnished with a double bed and a writing desk with a folding chair. you're welcome to bring a TV for the bedroom as there’s a TV stand already in it.
I'm converting the living room into my own private bedroom/personal space, so the living room will be private to me and won't be a shared area outside of access to the door to the back garden.

The room also comes with use of an allocated parking area for one vehicle.

Full monthly cost:
Your fixed monthly cost would be £342.72, made up of:
• £275.00 rent
• £46.72 Council Tax
• £21.00 internet (half a gig of fibre)
Total fixed cost: £342.72/month

Energy/gas would be additional and split fairly between us based on the actual household bills, so the final monthly amount will vary depending on usage. (around £65ish in spring/summer, £165ish in the winter with heating usage)

The total rent for the flat is £550/month, so the £275 rent is your half.

The £275 deposit is separate and would be payable when the joint tenancy begins, subject to the landlord's tenancy arrangements.

The flat is Council Tax Band A, with the Council Tax cost split equally between the two of us at approximately £46.72 per person per month.

The flat is located in Erskine, Renfrewshire, with convenient access to bus routes 23 into Glasgow and 757 into Clydebank and Paisley.

--Finding the right housemate--
I'm planning to find a suitable housemate with the intention of taking on a joint tenant from December, subject to landlord approval and the required tenancy arrangements.

Before proceeding, there will be a screening and getting-to-know-you process. I'd like to learn more about potential housemate, including their employment or source of income, previous living arrangements, lifestyle and general compatibility.

I'm looking for someone with reliable income who can comfortably afford the £275 monthly rent and their share of the household bills.

Any prospective housemate would need to meet the landlord's requirements and be formally approved before being added to the tenancy.
