Generous-sized living room with two sofas, leading out onto a compact garden.

Adjacent good size kitchen/dining area, with large table and 4 chairs.

Kitchen has a full-size dishwasher, washing machine, large fridge and freezer, gas boiler and sink.

This Victorian property has lots of natural light thanks to its tall, modern sash windows. The windows have shutters and the bedrooms have blackout blinds.

About you:
Friendly, tidy, respectful, considerate professional and non-smoker/non-vaper, male or female, who has a job they travel to Monday to Friday and who doesn't have pets.

Regrettably, the property does not support work-from-homers or night shift workers due to the owner already working from home.

Good communication and mutual respect are important, so when introducing yourself, please explain what you do for your work, your desired length of stay and anything else you feel makes you a good person to share with.

- If you express interest in the room, you will be referred to a letting agent, which will handle your application. This is for the long-term security and peace of mind of all parties.
- Previous landlord and employer references, identification, and proof of employment, proof of right to work in the UK and proof of income are required to assess your creditworthiness and suitability.
- Viewings/interviews must be in person and the applicant must be present.
- A reservation fee equivalent to a week's rent and deductible from the first month's rent, is due on the same day as confirmation of your request to take the room.
- The room is then reserved for 1 week to begin referencing. All other viewings are paused.
- If you withdraw your interest in the room after payment of the reservation fee, do not pass referencing, make untrue or misleading statements in the application process, withhold information, do anything that raises questions about your suitability, or if you do not take all reasonable steps to enter the agreement, including failure to communicate your intentions by the end of the reservation period or by paying due fees by set dates and times, the reservation fee will be retained.
