Lovely single room in shared house with garden.

Light and airy, comfy single room with plenty of storage and view of back garden.
Free wifi, washing facilities, parking.
Sharing with myself (the owner) and my 19 year old son who is no trouble and tends to spend most of his time in his attic room.
We both work part time, so are out of the house some of the week.
We can both be chatty and sociable but equally value our own space.
We have a shared bathroom with a bath & shower, however I often use the en suite in my bedroom.
The house is minutes from Abbeydale Road, millhouses and woodseats. It is 5 or so minutes from the big Tesco and on a busy bus route for the city centre.
There are plenty of shops, cafes and bars nearby.
Looking for a mature student or professional who is generally tidy in communal areas.
Use of shared kitchen and garden, and occasional use of dining room or living room as arranged.
Smoking is allowed in the garden.
