I have recently bought this lovely Georgian house nestled at the heart of the Norfolk Road conservation area and have a couple of rooms to let:

1) in a semi-independent modern annex – great for someone who wants to be independent with shared access to facilities of a lovely large house (£895 / £995 for a couple, plus a share of metered utilities) .
- Quiet area set well back from road, surrounded by trees
- Close to city centre: 5 mins walk to train station
- South Street cafes only 5 min walk away
- 5 mins walk to 120 bus stop to uni and Hallamshire hospital
- Very large main room (aprox 21’ x 14’) with double bed, reclining sofa, desk, TV stand, dressing room (12’x8’) with v large wardrobe and ensuite (8’x8’)

- Off-street parking
- Tranquil and peaceful – not a party house.
- Own kitchenette in the utility room which is part of the annex.

2) room in main house (not ensuite) - choice of three rooms £475 - £700 (plus share of metered utilities) Can be furnished or unfurnished - A preference for female for this room.

NOTE: only one of these rooms in the main house is being let and I will live in one or two of them.

The main house has a great modern kitchen and bathroom, lounge with wood burner and dining room (the latter two are 'works in progress!) and downstairs loo.

This is my home though I am often away. Try to live sustainably. Most suited to a graduate in grad level work.

I have put no pets but would be OK with a well behaved dog. Also, Jess, a friend's elderly boarder collie, may stay here about 50% of the time - she is a lovely dog, who loves walks in the Peaks and having her tummy tickled!
