The flat forms part of a large Victorian house very close to the centre of Broomhill. I, the landlord, live with my wife and two dogs in the main part of the house. The flat has separate access. It's close to shops and several university campuses and is a 10 minute bus ride from the city centre. The rooms are available for non-smoking post graduate students studying at either of the Sheffield universities. We have a no excessive noise and no parties rule - just because sound travels easily between the flat and our house. It's a nice, spacious, well maintained flat and finding tenants who we and the existing tenant get on well with is more important to us than maximising rent.
