Bills Included
Gas, electricity, water, heating and council tax are included within the monthly rent, subject to fair usage, making budgeting straightforward and giving you one simple monthly rental payment. Broadband/Wi-Fi is not included within the rent but is available/provided.

Communal washing and drying facilities are available on a pay-as-you-go basis and are not included within the monthly rent.

Deposit Options

We offer two deposit options:

DPS Custodial Deposit
A traditional refundable tenancy deposit equivalent to one month's rent, which is protected with the Deposit Protection Service (DPS) Custodial Scheme.

At the end of the tenancy, the deposit is returned subject to the terms of the tenancy agreement and any agreed deductions for matters such as unpaid rent, damage or other tenant liabilities.

Reposit – Alternative to a Traditional Deposit
Alternatively, eligible applicants may choose Reposit, which allows you to move in without paying a traditional one-month tenancy deposit.

The initial Reposit fee is £150, followed by an annual renewal fee of £35 for as long as the Reposit remains in place.

Please note that these payments are non-refundable and are not a tenancy deposit. Choosing Reposit does not remove your responsibility for any unpaid rent, damage or other costs that you may be liable for under your tenancy agreement.

Use of Reposit is subject to eligibility, referencing and Reposit's own terms and conditions. Full details will be provided before you decide which deposit option you would like to use.

Application & Referencing

All applicants are subject to our standard referencing, affordability and eligibility checks before a tenancy can be approved.

This may include checks relating to your identity, income and affordability, credit history, Right to Rent and previous tenancy history where applicable.

The property is professionally managed using COHO, our online tenant and property management system.

Once your tenancy is set up, COHO gives you easy access to everything relating to your accommodation in one place. You can use the system to:
