This is a double room within a modern 2 bed 2 bath apartment, occupied by just one other person (myself).

The apartment is particularly suited to a working professional or student looking for a clean, quiet and comfortable home with plenty of privacy and independence.

The room offers exceptional value for money, costing less than half the price of a typical studio apartment in the same building.

Your Room & Facilities

To make sharing as comfortable and convenient as possible, you will also have your own dedicated kitchen facilities, including:

* Your own drying rack.
* Your own kitchen cupboards.
* Generous allocated fridge and freezer space.

The idea is simple: you have your own space and facilities wherever practical, so there is very little need to share everyday items.

Please note: There is no communal living room, as the original living area has been converted into my private home office. This is where I spend much of my time working, meaning we can both enjoy our own space without regularly crossing paths. The kitchen remains a shared area.

The apartment is situated in one of Sheffield’s most recognisable residential buildings, right in the heart of the city.

Almost everything you could need is within easy reach, including supermarkets, shops, restaurants, cafes, public transport and Sheffield train station.

The building also benefits from:

* 24/7 security and concierge services.
* A well-maintained residential environment.
* Secure communal bicycle storage (please note that e-bikes are not permitted by building management).
* A highly convenient city-centre location.

It’s an excellent choice for anyone who values convenience, security and a high standard of accommodation.

Who You’ll Be Sharing With:

I believe this is one of the most important considerations when choosing shared accommodation, so I’d like to be as transparent as possible.

I’m a quiet, straightforward and reliable person who enjoys having a peaceful home.

I have my own bedroom, private bathroom and dedicated home office, where I spend most of my time working or pursuing my own activities. I also travel fairly regularly.

I don’t smoke, drink alcohol or bring guests home. I’m single, don’t have a partner visiting, and generally keep to myself.

Although we’ll be sharing an apartment, we will both have plenty of personal space and independence.

I’m not looking for someone to socialise with or spend time together. Equally, I’m always happy to communicate about anything relating to the apartment and make sure everything is running smoothly.

A little about my experience with house sharing:

I grew up in a household surrounded predominantly by women, so I’ve always been very comfortable living in that environment.

I have also shared accommodation with both men and women in the past. My experiences sharing with women have generally been particularly positive, and I’ve found those arrangements to work very naturally and comfortably.

For that reason, I would have a slight preference for a female housemate, although both men and women are very welcome to enquire. Ultimately, what matters most to me is finding someone considerate, clean, reliable and compatible with the household. And that we both naturally behave and act in that way and are compatible.

I also appreciate that some people, particularly women, may initially feel uncertain about sharing with someone they don’t know. That’s completely understandable, and I am more than happy to answer questions, provide information about myself and arrange a viewing so you can decide whether you would feel comfortable here.

My approach to sharing is simple: respect each other’s privacy, communicate clearly, keep the shared areas clean and enjoy a peaceful living environment.

I am also happy to provide my identification and a basic criminal record check, just as I request appropriate checks from prospective housemates. I believe transparency should work both ways.

Who Would This Suit?

This accommodation would be particularly suitable for someone who:

* Works full-time or is a student.
* Wants a comfortable, clean and quiet home.
* Values privacy and personal space.
* Appreciates a convenient central location.
* Is considerate of others and takes responsibility for keeping shared spaces tidy.
* Prefers a peaceful home rather than a busy or highly social house share.

Whether you have a demanding job, spend long days at university or simply enjoy having somewhere quiet to relax, this could be an excellent match.

You don’t need to be particularly sociable or outgoing. As long as we communicate respectfully and take care of the apartment, I’m happy for us both to enjoy our own lives independently.

Rent, Deposit & Additional Costs

The rent represents exceptional value for this building, particularly considering the location, private bathroom, high floor views and facilities.

Deposit: £500

A reduced deposit may be considered if you can provide a suitable UK based guarantor, such as a parent, with evidence of substantial and stable income.

Additional monthly costs:

* Utilities: approximately £150 per month.
* Council tax: approximately £104 per month for a non-student.
* Eligible full-time students would normally not be expected to contribute to council tax.

These costs are separate from the advertised rent.

I prefer to be transparent about costs from the beginning so you know exactly what to expect.

A Few Important House Rules

I want whoever moves in to feel comfortable, welcome and genuinely at home.

At the same time, a successful house share depends on both people having compatible expectations. I believe it’s much better to be clear about these things before moving in rather than encounter disagreements afterwards.

1. Cleanliness and hygiene

I maintain a high standard of cleanliness throughout the apartment and would expect the same consideration from whoever shares it.

This includes removing outdoor shoes, cleaning up after yourself, keeping the kitchen and bathroom hygienic, and participating in regular cleaning of shared areas.

You certainly don’t need to be obsessive about cleaning! I simply want someone who naturally prefers a clean, tidy and well maintained home.

If you’re already a clean and considerate person, you’ll probably find this very easy.

2. Guests and visitors

To preserve privacy, security and a peaceful environment for both occupants, overnight guests and late night visitors are not permitted.

This is a firm arrangement, and I follow the same principle myself.

It means neither of us needs to worry about unfamiliar people regularly coming into the apartment or unexpectedly sharing the facilities.

3. Smoking, vaping and drugs

The apartment is strictly non smoking and drug free.

Vaping may be considered provided it does not create unwanted smells, disturb others or negatively affect the living environment.

4. Pets

Unfortunately, pets cannot be accommodated.

These rules are not intended to make anyone feel restricted. They’re simply there to ensure that the apartment remains a comfortable, clean and predictable place to live for both of us. I actually like pets but would only get one if I had a big house and garden.

Application Requirements

To ensure a secure and reliable living arrangement, prospective housemates must:

* Be in full-time employment or education.
* Provide evidence of employment and income, or proof of student status.
* Complete a basic credit check.
* Agree to a basic criminal record check, where applicable.
* Have no previous County Court Judgments (CCJs) or history of eviction.

As mentioned above, I am happy to provide equivalent identification and criminal record information about myself. I believe anyone considering sharing a home should have the opportunity to feel confident about who they will be living with.

Finally…

I appreciate that choosing shared accommodation can feel like a big decision, especially when you’re moving in with someone you don’t already know.

My aim is to offer something straightforward: a beautiful apartment in an exceptional location, with your own bedroom and bathroom, plenty of independence, and a peaceful, respectful living environment.

I am not looking for a party house or a busy social household. I’m simply looking for a reliable, considerate person who would appreciate the apartment as much as I do.
