Quiet, back of the house double room with view into secluded private garden. Direct access to back door, almost exclusive use of toilet on the ground floor, shared kichen and lounge downstairs and bathroom upstairs.

Shed storage for bike, 10min cycle to centre of town, 20-25min to Stirling Uni.

Council tax, water and heating included. If couple an additional £300 would be added to the monthly cost.

To ensure clarity, myself and my daughter would expect anyone staying with us to be tidy and respectful of the space and to clean up after themselves as well as taking part in regular household tasks- full responsibility for the clenliness and tidiness of the room, taking part in cleaning, recycling & tidying communal areas.

Foods are not shared unless agreed with myself and should be kept in assigned areas.
Loose items, equipment in kitchen and the rest of the house should not leave the house.

We expect any lodger to be respectful when it comes to noise levels and to seek permission from myself / landlord, before inviting any guests.

No agreement on letting out will be made without first meeting in person for a viewing of the room, to ensure that all potential house mates get on. It will be a joint decision between my daughter and myself and we ask that any descision is respected, even if the outcome is not what may be desired.
Any breech of the above may be subject to cancellation of the lease, with evacuation from the room with immediate effect. Depending on the nature of the breech- damage etc, the deposit may be kept in full.
