Double room to rent

I have a double room to rent in Glemsford, set in a quiet cul de sac. The village is an easy and quick commute to Sudbury and Bury St Edmunds (Sudbury 15mins away, Bury St Edmunds 25mins). It has local transport links to both, which both have train stations to further links to Colchester, Ipswich, Chelmsford, and London.

Glemsford is a friendly village offering lovely countryside. It has 2 village shops, GP surgery and pharmacy, chinese and chip shop and kebab takeaways a 5 minute walk away, library, beauticians, hairdressers, barbers, bar and pub, which serves food, a farm shop slightly further which also has a restaurant and beauticians on site.

The room itself is furnished and comfortable with lots of storage space.
TV and firestick available for use if wished.
Locks on bedroom doors for privacy.
Shared bathroom, with seperate shared toilet and well equipped newly fitted kitchen, with own cupboard, own fridge, and freezer space.
I am looking to have another shower and toilet fitted in the near future.
Use of washing machine and dishwasher available. Clothes airer provided in room, and shared washing line.
Lovely garden with access to a comfortable outdoor rattan sofas, gas BBQ, and firepit.
Off road parking space available.
Shed space can be discussed if required.
Non smoking home, but welcome to smoke outside, providing butts are kept tidy. Please note, I do not supply bedding or towels for hygiene reasons.

About me:
I am a 34 year old experienced live in landlady. I am a registered professional within the NHS. I work day shifts and I also have a side business, which is also healthcare related.

I work out regularly, enjoy going out for walks, travel, shopping, and out for lunch with friends.
I am a kind and friendly person, well mannered, it is vital any potential housemate is the same.
I enjoy cooking and baking, always happy to share baked goods!
In the summer I enjoy laying in the garden with a good book. In the winter I am hiding under a blanket, binge watching Netflix!

I am a very clean, tidy and organised person, also an absolute boss at DIY. It is important to me that any potential housemate is happy to help with keeping shared spaces clean and tidy too. I prefer a calm and quiet space to relax in.

I have 2 resident rescue kitties called Luna and Cleo, and therefore am unable to welcome any other pets. They are timid, cute, house trained, not in your face, but do love a fuss once they get to know you!

I am looking for a housemate who is in work, but would consider students. They must be clean, tidy, trustworthy and respectful of others. Keeping shared areas clean and tidy after use is a must. I'm looking for someone who is approachable and friendly - happy to have a laugh together, but also respectful and mindful of each other's personal space and time.

Couples considered, however this will incure a variation in monthly price to reflect additional costs. Happy to discuss.

Deposit to be paid to secure room and rent to be paid up front.
Contract will be in situ upon agreement.

Longer term renters preferred, but short term considered for the right person/s.

References required.
