We have a large, modern and spacious house with 2 double bedrooms, separate from the landlords living area. 1 large separate fully equipped kitchen / diner and 1 reception room.
There is use of a beautiful rear garden with a patio, ideal for relaxing. House is located in a very desirable and affluent residential area of South Cheam.

Room 1 details: large bedroom with dimensions of 22ft x 10ft It has a king size bed, plenty of storage space including a pine chest of drawers and fitted wardrobe. This is currently occupied by a couple

Room 2 details: As above but slightly smaller in size. 16ft x 10ft. Current occupant is leaving at the end of April hence open to new occupant.

There is a large luxurious shared bathroom (for the lodgers) with a shower, jacuzzi bathtub, toilet and washbasin. There is large mirror and heated hand towel radiator.

There is a shared kitchen for lodgers, separate from the landlords kitchen, which has a fridge freezer, electric hob, microwave and a washing machine.

There is a separate shared lounge with a small dining table, sofa and TV

There is a 3rd room which is the study and for use by anyone wishing for quite reading area or office use

There is high speed Sky broadband and a smart TV with access to sky, Netflix bbc iplayer and paramount as well as all the basic channels.

Parking; There is space for 2 cars on the driveway and on-street parking is free as well.
Access to motorway (M25) is only a short drive and via direct road leading to the motorway.
The house is located in South Cheam (Sutton) with direct bus access (within 5 mins walk) to go to Sutton Town centre or Ewell East and Epsom centre. It’s 15 min walk from Sutton and Cheam Station from where you have direct trains to central London (i. e London Bridge, London Victoria and Waterloo within 30 mins). Epsom hospital, St Helier hospital are accessible via direct buses from nearby roads and Royal Marsden hospital is a short walk from home. The neighbourhood is very nice and residential with parks and sports club within walking distance.

The house falls in council band G and above rent is inclusive of most bills (except cleaning).

I am retired and my husband works from home. We are friendly and don't mind interacting with the lodger or giving them their space, depending on their individual preference.

We would like the lodgers to keep their room and house neat and tidy, be mindful of others in the house and respect each other's privacy.

Pls note, single occupancy price £950 plus £100 extra for utility bills For couples taking the room, the monthly rent will be £950 plus £150 additional to cover additional utility bills. And no children allowed.
