Live in landlord seeks Lodgers for ensuite spare rooms and use of kitchen diner and garden area. Both rooms have showers and W/C and one has a nice big bath too.

The spare room has eves storage, futon double bed, top to bottom wardrobe and the room has a good sized private ensuite shower/toilet and sink with storage.
There will be a Lodgers Agreement.
Guests are allowed but no stay overs.
The area is generally very quiet.
Nearest train. Woodmansterne/Coulsdon South/Coulsdon Town all with 8-15min walk
Close to Banstead, Purley and Croydon
Coulsdon Town has many restaurants and has a Lidl and a Waitrose. It has a Tesco local too.
Local green areas include Banstead Woods which is close enough to walk to and around. There is also Farthing Downs and New Hill in the opposite direction and very close by.
There are a few local pubs and two local community theatres.
There is a corner shop (Londis) at the bottom of the road which is open 7-9pm
Transport Links :
Coulsdon South has Fast Thames Link trains to London Bridge via East Croydon and Clapham - And Brighton is on the other platform via Gatwick
The 166 bus is at the bottom of the road and goes along the A23 towards Purley
There is also a local road bus 404 which goes to Caterham indirectly.

Washing Washine/DishWasher/Fridge Freezer Electric Induction Hob and Double Oven
There are some basic house rules which I would run past anyone who views the room, but basically clean up after yourself, and shoes off inside.
No naked flames.
No cooking after midnight.
Washing up promptly after eating.
I am a local shop keeper.
The spare rooms are currently vacant.
