THE FLAT
Ground floor garden flat, four bedrooms in total. Big lounge with wood floors and a dining table, fully equipped kitchen with washer and dryer, modern shower room and a separate WC. The garden at the back is a private Victorian walled garden, a real sun trap that is peaceful and a great size, perfect for enjoying the summer.
A cleaner comes regularly for the communal areas and a gardener looks after the garden. Both are included in the rent, so the flat stays in good shape without having too much organising.
THE ROOM
Fully furnished: double bed, large wardrobe, desk and chair, desk lamp, bedside table, mirror and pictures. It's ready to move straight into.
THE HOUSEHOLD
The three current housemates are professional women aged 22 to 35, all in full-time work. It's a quiet, tidy, considerate household. No smokers and no pets.
COSTS
Rent: £654 pcm
Bills: approximately £150 pcm per person, less in summer. Covers gas, electricity, water, council tax and 100mbps+ wifi.
Cleaner and gardener: included in the rent.
Deposit: £738, protected in a government-approved scheme.
All-in total: around £804 pcm.

TRANSPORT
Sandilands Tram is a 1-minute walk — runs east to Beckenham, Elmers End, and west through Mitcham and Morden to Wimbledon.
East Croydon Station is a 10-minute walk or 2 minutes on the tram. 15 minutes to London Bridge, 15 minutes to Victoria (including night services), 9 minutes to Clapham Junction, 20 minutes to Gatwick, direct trains to Brighton. Thameslink services to Blackfriars, Farringdon and King's Cross.
The Overground from West Croydon runs to Canada Water (27 minutes), Whitechapel and Dalston Junction.
Street parking available on a permit zone. The road is quiet and spaces are usually easy to find.
