A big, sunny, recently decorated family home with lots of space, on a very safe residential road. I'm a 39-year-old working professional: intellectual and a proper homebody. I love dancing, art and psychology, and I'm a genuine cat lover. I share the house with my two cats, Barnie and Buba, so you'll need to love cats. They're part of the family and will probably say hello. I'm not able to take other pets.

The room: a bright south-west facing double room with a double bed, two wardrobes providing ample storage, and a desk/dressing table. £850 pcm, council tax, water, energy and wifi included. Deposit £980. Available 7 November. Minimum stay 6 months, then 1 month's notice.

The house: bright, spacious and homely, recently decorated throughout. You'll share a lounge, dining room, modern kitchen, bathroom and a cosy snug with a TV. You're welcome to work from home a few days a week. A hybrid routine, split between home and the office, would suit the house best. There's a garden to sit out in (you can keep a bike there) and free off-street driveway parking, which is rare around here.

Location: a very safe residential road. East Croydon station is about 9 minutes door to door by bus (Canning Road bus stop is 5 minutes' walk), or about 15 minutes on foot. Sandilands and Lebanon Road tram stops are 6-8 minutes' walk, a short tram ride from East Croydon.

You - the lodger: a mature, settled working professional female (mid-30s or older) who is clean, tidy, organised and calm, and interested in living in a home, not just somewhere to crash. You love cats, keep a quiet lifestyle (no parties, non-smoker) and want a calm, friendly house. No couples, please.
