LOCATION: we are ideally situated, less than a 5 minute drive to Jct 6 on the M25. Making our location ideal for visiting East/West Sussex, Kent, Essex, travelling to London or further North. We are located within the conservation area. Which is in the middle of a beautiful, picturesque village with a large green and a pretty pond and a stunning nature reserve. In the Summer months people enjoy the bowling green and make use of the tennis courts. There is a children’s play area and primary school nearby. There are 2 gastropubs, a traditional pub, a village barn (craft fairs/social/yoga), village clubhouse, youth centre, deli café, brunch & coffee café, a deli take away, convenience stores, church, post office, hairdressers, chemist, Doctors surgery, Dentists, Estate Agents, petrol station, builders merchants, car garage, and an off-licence.
PROPERTY: our glorious Elizabethan, grade II, listed building was originally a Coaching Inn. It is over 435 years old. We have renovated and lovingly restored it keeping as many original features as possible. Fortunately, we are blessed with high ceilings and although it is Elizabethan our contemporary décor has given it a light airy feel throughout. We are right in the centre of the conservation area. The Cottage is deceptively spacious (surprisingly we have 5 WC’s throughout the whole building). The ground floor kitchen is currently shared. It is fully equipped and there is a breakfast bar comfortably seating three people. Our council tax band is F. All bills, Council Tax and broadband is included.
SUITE: the suite is located on the second floor. To access the suite it has it's own private door at the top of the 1st floor staircase. Making this suite completely private. All the original beams are exposed throughout.
BEDROOM: you enter straight into the large bedroom at the top of it's own private staircase. It has a luxury king-size bed with 2 large media storage units either side of the bed. There are two solid oak bedside cabinets. There are two white glass bedside lamps and a full length mirror.
TV ROOM: this room is cosy. it is exclusive to the 2nd floor only. It is plenty big enough for one person. It has contemporary furniture comprising of: vanity/desk, wide solid oak chest of drawers with flat screen TV, large chair with footstool and 2 drawer side table and rug. There is plenty of storage for clothing as there are two double open hanging areas.
EN SUITE: the en suite has a contemporary floating sink, modern WC, designer radiator, double waterfall shower and 4 drawer storage cabinet. There is a sensor illuminating makeup/shaving mirror above the sink.
ABOUT US: we are live-in landlords (2). We do not have any pets. We would prefer an animal lover as we have a dog stayover from time to time. Sorry to disappoint, but because we thoroughly spoil our daughters dog we're not looking for anyone who has a pet already. We are down to earth and sociable. We like nature, sports, architecture, music and the arts.
