Hey all,

Two of our housemates are sadly moving out at the end of April for their work so we're looking for two replacements for their rooms.

-- The rooms --

Room 1 (£610pm):

Available from the end of April onwards (we can be flexible with the move in date), the room has a double bed with an orthopaedic foam mattress and comes with a desk if you'll be working from home. It comes with an extra set of drawers in the landing for more storage and an adjacent shared bathroom (shared with one other housemate) with a rain shower with great water pressure.

Room 2 (£700pm)
Also available from the end of April onwards and we are similarly flexible with the move in date. It is the largest room in the house and is bright and warm with plenty of space. The room comes with a large wardrobe, a desk, bedside drawers and its own bathroom that has a combined bath and shower with great water pressure.

-- The house and housemates! --

The open-plan kitchen and living room is a great space to relax and work from home which we all keep tidy. The house has four bedrooms in total and four bathrooms, three of which have rainfall shower heads. The south-west-facing garden is not only fantastic for gatherings and as a place to chill. If needed, bikes can be stored here, along with the hallway and the downstairs toilet. Our landlord is really nice and responsive, if we have had any minor or major issues in the past, she has sorted them really quickly at no cost to us.

The two of us who will be staying both work centrally in finance and tend to work from home 2-3 times a week. We both have fairly standard interests (gym, football, live gigs, coming second to last in the local pub quiz etc.) and are keen to have a couple other people who don't mind having the odd house dinner together and/or watching movies or TV shows on our projector.

-- Location/amenities--

- The house is a 30-second walk from the local bus stop with bus services including the 127 (straight to Tooting Broadway in around 5 minutes)
- Tooting overground station is less than 10 minutes walk away.
- two Lidls are within a 10 minute walk away.
- There is a Tesco Express and a few other restaurants, pubs and takeaways really close by.
- There are a few gyms within 10-15 minutes walk away.
- Tooting High Street is around a 15 minute walk away.
- The house is well insulated so we rarely ever require the heating to be turned on in the winter. We also have solar panels on the roof so energy bills are low, all bills on top of the rent average around £70-80 a month per person across an average year.
- We have Virgin high speed internet and haven't had any issues with its speed so far. We also have all of the TV/movie/sport streaming services available (at no extra cost to yourself).
