Double room in quiet, semi detached house

Upstairs bedroom with a double bed & mattress looks out over pretty garden and sun room. There's a tall cupboard with pull out drawers in an additional single side room off the landing which you'll also have access to.

Fantastic living area with galley style modern kitchen incl. full size American style fridge/freezer, dish washer, washing machine. Living area is open to dining area and sun room with patio doors that open fully onto garden area. Shared bathroom with separate shower unit, down stairs w. c. Off street parking. Sky tv and broadband available too (included). The house is in the sunny corner of a small village type green, 12 minutes walk to New Malden Station or 3 minutes on the bus (2 stops). 15-20 minutes bus to Kingston (213). 10 minutes to Kingston Hospital. There's access to the single upstairs bedroom and the loft has been converted so there's ample storage and easily enough room for friends/family to stay over.

I'm looking for a decent, friendly, conscientious female to share with. I work in I. T and like to do all the usual things but my job keeps me fairly busy. I also help out one of the UK's best Yoga Teachers, and have friends over for Yoga from time to time though I'm not the chanting, incense type.

I've shared with loads of people in the past and think I'm pretty easy to get along with though I appreciate people need their space sometime.

Note: The agency requires a £150 fee for a reference check but as I've already paid the deposit for the house in full no deposit is required. There's a £125 fee for the lease as well.

If you're reading this as I've sent you a message on SpareRoom and find that the rent here is higher than what's on your own add please don't worry. Happy to live with someone who can't pay as much but I get on with rather than sharing with someone who's paying more that I don't get on with.

NOTE: The move in date is currently flexible as my current flatmate is moving into London with her boyfriend and hasn't yet found somewhere to stay (she's moving with a new Job).
