# Double room in a Surrey Hills cottage – Peaslake – £700 pcm (7 days)

A lovely, recently decorated and fully furnished double room is available in my owner-occupied cottage in Peaslake, in the heart of the beautiful Surrey Hills.

It's a happy, relaxed and rather animal-filled home, shared with two Border Collies, two parrots, ducks and geese. If you love animals, fresh air and countryside living, you'll feel very much at home here.

There's a secluded garden with outdoor seating and a BBQ, with beautiful country walks, horse riding and mountain biking right on the doorstep.

I'm looking for someone cheerful, easy-going and naturally clean and tidy, who enjoys a friendly, upbeat household but also values their own space and independence.

## The room

The room is offered as a serviced room, so daily housekeeping, including hoovering, dusting and ventilation, is all taken care of, along with a more thorough weekly clean and fresh bed linen.

I do access the room daily as part of this arrangement, but I'm always happy to work around you if you're unwell or spending the day at home.

I'm looking for someone who naturally likes to keep their surroundings tidy — making the bed, putting things away and keeping clothes off the floor. Housekeeping is included, but if you fancy grabbing the hoover yourself occasionally, I certainly won't object!

As this is an older cottage, good ventilation is important, so bedroom windows need to be opened daily throughout the year, even in winter.

## Life in the cottage

We're early birds here, **seven days a week**. I'm usually up between 5–6am and generally head to bed around 9.30–10pm. You don't have to keep the same hours, but you'll need to be comfortable with a household that starts its day early, weekends included.

Daytimes can be lively, with the animals, gardening, the occasional power tool and music playing in the background. Jazz FM is a particular favourite — the parrots have been listening to it for years!

For that reason, the room is best suited to someone who works away from home during the day. It wouldn't suit regular home or hybrid working, night shifts or anyone needing to sleep through the daytime. Occasional days at home and normal days off are absolutely fine.

Evenings are generally peaceful, and this isn't a late-night or party household.

## A few practical things

**Non-smoking:** The room is strictly for a non-smoker. Smoking isn't permitted anywhere on the property, and I'm very sensitive to cigarette smoke carried indoors on clothing, so it wouldn't suit someone who smokes elsewhere either.

**Bathroom:** There's one shared bathroom with a bath but **no shower**. The handheld attachment is only for washing hair and rinsing the bath. I simply ask that everyone cleans up after themselves and leaves the bathroom spotless for the next person.

**Kitchen and food:** You're very welcome to use the kitchen and will have your own space for food. I enjoy healthy, simple cooking and like to keep the cottage feeling clean and fresh, so this would particularly suit someone with a similar approach to food and everyday living. As it's a small, fairly open-plan cottage, cooking smells travel easily throughout the house, so there's no frying or heavy, greasy cooking. Meals and takeaways are enjoyed downstairs rather than in bedrooms.

**Cleanliness:** A good standard of personal hygiene and general tidiness is important in a shared home. I'm looking for someone who naturally enjoys keeping themselves and their surroundings clean and fresh.

## Sharing my home

This isn't an anonymous house share — it's my home, and I'd love to find someone who feels comfortable with its friendly, relaxed atmosphere.

There's absolutely no expectation that we live in each other's pockets. If you fancy a chat over a cup of tea or joining me on a dog walk, lovely. If you prefer your own company and mostly come home to relax and sleep, that's equally fine.

It's really about finding someone pleasant, considerate and comfortable with the rhythm of the household.

I realise that written down, some of this might sound a little like **Surrey Hills boot camp**, but honestly, it's a happy, easy-going home — **as long as you do as you're told!**

## Rent, deposit & notice

Rent is £700 per month for seven-day occupancy, payable monthly in advance. A deposit equivalent to one month's rent is also required before moving in.

A full rental month's notice is required from either party, with notice taking effect from the next monthly rent due date. This gives us both certainty and time to make alternative arrangements.
