2 x Lodgers needed xxx

Hi I’m Amy, I went to Newcastle university and I bought my house when I was 21 and I’m currently renovating when I have spare time. As a live in landlord, this is a lodging agreement only. Please note the new renters rights act does NOT apply to lodgers, please ensure your research this to ensure this still meets your expectations and requirements, spare room have a helpful article on their website.

I have 2 rooms available.

Top floor double bedroom - £400 PCM The room has a double bed and comes furnished already so this would be ideal for someone with minimal items as we are short on storage. The top floor has been insulated in 2023 with the maximum thickness legally allowed in the room as well as having 10 solar panels installed on the roof. This bedroom holds the box for the solar panels so if access is required for maintenance this would need to be accommodated. There are no radiators on the top floor but with the insulation it’s a very comfortable temperature.

First floor bedroom - £600 PCM
The room has a super king sized bed and comes furnished already so this would be ideal for someone with minimal items as we are short on storage. There is 1 radiator and comes with all the bedding so you wouldn’t need to bring any. It also has a TV with a fire stick.

The house has a living room, dining room, kitchen, garden and bathroom.
I’m a 2 minute walk from the number 1 bus stop (good for city centre) and Sid’s corner shop is ridiculously close. I’m in a really nice and convenient location and I’ll pop a list of cool things below that’s within a 5-10 minute walk.

- city stadium park
- Shieldfield
- Ousburn
- Flea circus
- Evri, Royal Mail and inpost are all within a 5 minute walk
- Independent shops for coffee, shopping and eating

Asda, Morrisons, Tkmaxx, ENRG gym, and home bargains are all within a 5 min drive/20 min walk

I have a cat called Ru Paws who is really loving and roams all around the house. He is a little menace when it comes to food so we keep the kitchen door closed at all times and I ask that if you do take plates out of the dining room you hide them in a drawer until your ready to clean them up or pop them in the dishwasher as this cat will eat anything especially stuff that is bad for him.

I’m looking for someone who is easy going, respectful, polite and able to highlight any issues kindly, who will treat the room and my home with respect. If you would like to make any changes or see any structural issues anywhere (Damp, leaks, mould) I would hope you would tell me. Also need someone who likes pets because RuPaws would love a new friend. I work full time and I’m also on call. I enjoy spending time with my friends and going to the pub if I have the time!
