Single or double room in lovely quiet house

Hello :)

I have a clean, tidy, quiet home in West Denton in Newcastle (NE5). In a calm, peaceful and safe area. There's a lovely little park nearby, and some nice walks with open views and fields.

Corner shop, small Sainsbury's and a pub 5 minutes walk from the house.

I work full-time from home in the charity sector. Friendly, engaged and interested, sociable, but also value my space / bit of an introvert. I keep the house very clean and tidy. Looking for someone similar. I consider myself to be a very kind and friendly landlord and have always developed very good relationships with lodgers who've lived with me.

I have both a single room & a double room. I am looking to rent one of them out. £600 for the single or £650 for the double. See photos.

Small room has single bed and wardrobe.

Large room has lots of floor space, a lot of sun (overlooks the south facing garden), large wardrobe, large chest of drawers, desk and chair, and TV. It has two very sturdy bunk beds (these are full size single beds), although the top bed can be removed if you prefer to just have a normal single bed. I have had previously male lodgers - tall, large, guys - stay in this room before and were comfortable in the bed.

Both rooms provide additional storage space under the beds and above the wardrobes.

Bathroom has shower over bath and shower curtains (not seen in photo). Kitchen has been updated since the photo, it's a lot brighter and more modern, and is fully equipped.

Lots of buses into Newcastle city centre, stopping 3-4 minutes from the house (about 25-30 mins into town). Just off the A1 for those driving. For shopping/food/cinema the Metrocentre is also very close by (10 mins drive or 30 mins on the bus, door to door).

Locally - West Denton shopping centre within 15 minutes walk (large Morrisons, GP, pharmacy, a few small shops and takeaways, hairdresser, library, gym, etc).

So brilliant for local amenities but also great transport links and easy to get into town or the Metrocentre.
